Proposal · September 2026 SEO · AI & Answer Engine Optimisation · Google Business Profile

You own Epping.
Five minutes away,
you do not exist.

Of the 45 Epping terms in your ranking report, 42 rank and 21 are in the top ten. That is as strong a suburb position as we see. Of the 40 terms for Carlingford, Beecroft, Eastwood, North Rocks and the other suburbs around you, two rank. Not two in the top ten. Two at all.

◆ What we found
46 of the 49 gaps are geography
49 of your 93 tracked terms do not rank. Thirty-eight are neighbouring suburbs, six are Sydney-wide and two are “near me”. Only three are Epping terms. You are not being outranked in Epping, because you are not being challenged there.
See the baseline
◆ What it is worth
Your All-on-4 page never says All-on-4
It is titled All-In-X, uses that phrase eight times and the phrase patients actually search zero times. Seven All-on-4 terms rank anyway, five in the top ten. Eleven do not. This is the cheapest fix in the proposal.

01 · Executive Summary

The gap is geography, not competitiveness

Your ranking report of 22 September 2026 tracks 93 terms. Forty-four rank and twenty-three are in the top ten. Read the split and the picture gets very simple: 42 of your 45 Epping terms rank, 21 of them in the top ten, and there is no reasonable reading of that in which the practice has a visibility problem in Epping.

The 49 terms that do not rank tell a different story. Thirty-eight are for the suburbs next to you, six are Sydney-wide and two are “near me”. That is 46 of 49. The remaining three are Epping terms. Carlingford, Beecroft, Eastwood, Cheltenham, Marsfield, North Rocks and Telopea are five to ten minutes from your chair, and you appear for two searches across all of them, both of them Invisalign. The site ranks for what it has a page for, in the one suburb it names, and nothing else.

42 of 45

⚠ What that costs you every month it stays this way

The searches a patient one suburb over makes, and where you sit on them today
  • Someone in Carlingford, Beecroft or Eastwood searching cosmetic dentist Carlingford or dental implants Beecroft never sees you. That is 38 terms of high-value demand, in suburbs closer to you than most of your existing patients live
  • Your All-on-4 page ranks #3, #4, #6, #8 and #9 for Epping terms while never using the phrase “All-on-4” once. Eleven of the eighteen tracked All-on-4 terms do not rank, including every Sydney and suburb variation
  • Eighteen of your nineteen AI prompts return nothing on AI Overviews, AI Mode, ChatGPT and Gemini, including every question about implants and All-on-4, which is your highest-value work
  • The one prompt that does work produced seven mentions and zero links. Four engines discussed you and not one sent a patient to your website
02 · The Baseline

Read the second row twice. Forty suburb terms, two rankings. Both are Invisalign Carlingford at #4 and clear aligners Carlingford at #5, and both come off your Invisalign page. Everything else across Carlingford, Beecroft, Eastwood, North Rocks, Cheltenham, Marsfield, Telopea, Denistone, Dundas Valley, West Pymble and Macquarie Park is outside the top 100. That is not a site being beaten in those suburbs. It is a site that has never mentioned them.

Five pages carry everything. Your site has 54 live URLs and forty-nine of them rank for nothing in this set. Look at the second row: /invisalign/ ranks for thirteen terms and every single one is in the top ten. That is the best-performing page we have audited on any dental site this year, and it is the template for everything in section 04.

Source and method. Fresh Digital ranking report for eppingfamilydental.com.au, 22 September 2026, Google.com Australia, English, 1 tracked URL. Every row in the report was read, not sampled: the 44 ranked and the 49 unranked sum to 93, and the band counts above match the report’s own summary exactly (5 / 4 / 14 / 18 / 3 / 49). The geography and cluster splits are our grouping of those 93 rows, not the report’s, and each term is counted once. The report carries no search volume data, so this proposal contains no traffic forecast and no ranking guarantee, and will not offer one.
03 · The Cause

Ten findings, all countable

Audited on 22 September 2026 against the live site. We crawled all 55 URLs in your sitemap, read the rendered HTML of each, and catalogued every question heading and every JSON-LD type on the domain. Every number below can be re-checked in a browser, and we will walk anyone at the practice through it.

0
mentions of “All-on-4” on your All-on-4 page
This is the one to fix first. The page is titled “All-In-X Dental Implants Epping”, the H1 reads All-In-X Implants in Epping, and the body uses All-In-X eight times and All-on-4 not once. Google ranks it #3, #4, #6, #8 and #9 for Epping All-on-4 terms anyway, purely on context, while eleven of the eighteen tracked All-on-4 terms do not rank at all. You are winning despite the page, not because of it.
0 of 40
neighbouring suburbs have a page, against 40 tracked suburb terms
Across all 55 sitemap URLs there is no page for Carlingford, Beecroft, Eastwood, North Rocks, Cheltenham, Marsfield, Telopea, Denistone, Dundas Valley, West Pymble or Macquarie Park. Carlingford appears in your title tags and nowhere else as a page. Thirty-eight of those forty terms are outside the top 100.
13 of 13
Invisalign page rankings are in the top ten, and the page has no FAQ
/invisalign/ is the best page on your site: thirteen terms, thirteen top tens, including five at #1. It runs 1,201 words, carries zero question headings and keeps its three answers inside accordion toggles that answer engines cannot read. Imagine what it does with the questions exposed.
1 of 54
pages carry FAQPage schema, and none carry Service or MedicalProcedure
Only /dental-implants-epping-nsw/ declares FAQPage. Every other page runs the same single block: LocalBusiness, MedicalBusiness, Dentist. That is a fine foundation and it is doing its job, but nothing on the site tells a machine “this page describes the All-on-4 procedure”, which is the declaration that puts a treatment into the entity graph an answer engine reasons over.
20
good answers sitting inside accordion toggles instead of headings
Five on cosmetic dentistry, five on dental implants, four on veneers, three on Invisalign and three on whitening. Each is marked up as <a class="toggle"> inside a paragraph rather than as a heading with readable text beneath. To a patient it looks like an FAQ. To an answer engine it is a link with no question attached.
5 of 54
pages produce every ranking you have
The home page, Invisalign, All-on-4, dental implants and cosmetic dentistry. That is it. Forty-nine live URLs rank for nothing in this set, including /aligners-and-orthodontics/, which runs 1,289 words with no questions and no toggles, and both the veneers and whitening pages, which no longer appear because the tracked set moved to implants and cosmetic.
2
question headings on your All-on-4 page, and neither is a patient question
They are “How Does It Work?” and “What If I’ve Experienced Significant Bone Loss?”. Your AEO prompt list asks what All-on-4 implants are, how much they cost in Sydney, whether they beat dentures, how long they last and whether they can replace all of your teeth. Five questions, none of them on the page, all five scoring zero.
$24,000
is on the All-on-4 page, and it is the only treatment price across your treatment pages
The page quotes $24,000 per arch for a Prettau monolithic zirconia full contour bridge with surgery. That is genuinely good practice and it is the sort of thing answer engines quote. But there is no starting-from figure anywhere, no implant price, no Invisalign price, and the only other dollar figures on the domain are the $198 check-up and clean offer on the home page.
28
question headings across your entire 54-page site, eight of them on the home page
The home page has recently had a proper FAQ added, in real H2 markup, covering health funds, emergencies, children, payment plans, first visits and sedation. It works and it is the right pattern. It has simply not been applied to any treatment page, which is where the nineteen tracked questions actually live.
11 of 54
pages ship with no meta description at all
Including the blog index, five dentist bios, the terms page, the early orthodontic treatment page and the after hours care page. Small next to the rest, and a morning’s work, but those pages are currently letting Google write their own snippets.
Method. Live fetch and DOM parse of all 55 URLs listed in /sitemap.xml at eppingfamilydental.com.au on 22 September 2026. Fifty-four returned 200 and one, /feed/, returned 404. Heading levels, title tags, meta descriptions, word counts, price strings, accordion markup and JSON-LD @type values were read from the pages themselves, not from a crawler cache or a third-party export. Word counts exclude navigation, header and footer. The 28 question headings are every H1 to H5 on the domain containing a question mark. Phrase counts on the All-on-4 page were taken from the rendered body text.
04 · Scope of Work

What we actually do

Three pillars, in this order, because the order matters. The cheapest and fastest work goes first. Everything is run by the same in-house team and reported in one monthly document.

1
Say the words patients actually search
Month 1 · the quick win

Your All-on-4 page calls the treatment All-In-X and ranks top ten anyway. Your Invisalign page keeps three good answers inside toggles and puts thirteen terms in the top ten anyway. Fixing both is days of work, not months, and nothing else in this proposal returns as much per hour.

Rewrite the All-on-4 page around the term patients use. All-In-X stays as your brand for the technique, alongside All-on-4 in the H1, the title, the headings and the body. Eleven unranked terms turn on this one change.
Lift the 20 accordion answers into real headings. The accordion can stay and the patient experience can stay. The question becomes an H3 with the answer in readable text beneath it rather than a toggle link.
Re-word the questions to match how they are asked. Your Invisalign page answers “How long does it take?” The question being asked is “How long does Invisalign treatment take?” The answer is already right; only the question needs changing.
Copy the home page FAQ pattern onto the treatment pages. The eight questions you recently added to the home page are marked up correctly. That pattern needs to exist on Invisalign, implants, All-on-4 and cosmetic dentistry.
Deploy FAQPage, Service and MedicalProcedure schema alongside the LocalBusiness block you already run, so each page declares what procedure it describes. Only one page on the site does today.
2
Build the suburb layer
Months 1 to 4 · the build

Forty terms across eleven suburbs have no page to rank with, and you rank for two of them. Carlingford sits in your title tags and nowhere else. This is the work that opens the second half of your catchment.

Suburb pages in priority order. Carlingford first, because you already rank #4 and #5 there off a page that never mentions it, then Eastwood, Beecroft, North Rocks and Marsfield. Real pages with real local content, not spun duplicates.
Treatment by suburb where it earns it. Implants, All-on-4 and Invisalign justify their own suburb pages. Most treatments do not, and we will not build pages that exist only to be counted.
Fix the cosmetic cluster. Thirty-four tracked terms, three top tens and twenty-one not ranking, which is the widest gap on the report. The cosmetic dentistry page runs 1,209 words with no questions and no headings that match how patients search.
Give the implant cluster its own depth. Nine unranked and six on page two, against an All-on-4 page that outperforms it. The implants page is your only FAQ-schema page and it should be the model, not the exception.
Internal linking. Five pages carry everything. As the page set grows, the linking has to grow with it or the new pages sit orphaned.
3
Google Business Profile and the “near me” cluster
Month 1 build, then ongoing

“Near me” searches are decided in the map pack, not the blue links. That is a different discipline from the page work above, and it is where both of your unranked near-me terms live.

Categories and services. Primary and secondary categories reviewed, and implants, All-on-4, Invisalign and cosmetic dentistry listed explicitly as services on the profile.
Products and service descriptions written into the profile itself, so the treatments appear in the panel and not only on the site.
Posts on a regular cycle, which dentistry suits well: offers, new technology, team news.
Reviews. A steady request process and a response on every review. This is the single biggest lever on map pack position after proximity.
Local visibility reporting on the suburb and near-me terms alongside the organic ones, so you can see the map pack moving separately.

What is deliberately not in here

So there is no ambiguity about what $2,450 + GST a month buys
  • Google Ads or Meta Ads. Not in this scope and not in this fee. You have not asked for them and we are not quoting them. If paid search becomes worth doing once the suburb pages exist, we will make that case separately with numbers.
  • A website rebuild. The site does not need rebuilding. It needs pages added, one page renamed around the right phrase, and its existing content made machine-readable, which is a different and much cheaper job. Everything is built on your current platform.
  • Clinical or treatment advice, of any kind. You are the dentists. Every word we write about a procedure, a material or a price goes to you for review before it is published, and nothing goes live without your sign-off.
05 · Answer Engine Optimisation

Be the answer, not just a link

A growing share of dental research now ends without a click, because Google or an AI assistant answered on the spot. Your AEO report puts a number on where you sit today, and there is one number in it that most practices never see.

AEO report, 22 September 2026 · 19 prompts tracked
EngineAppearancesMentionsLinksVisibility
Google AI Overviews1105%
Google AI Mode1105%
ChatGPT5505%
Gemini0000%
All engines7704%

Look at the links column. Seven mentions and zero links. Three of the four engines discussed the practice by name and not one of them sent a patient to your website. That is a different and more fixable problem than being absent, because you are already considered relevant. You are simply not being cited.

◆ Where all seven mentions came from

One prompt, and it is a cost question.

“How much does cosmetic dentistry cost in Epping?” scores 75% visibility and produced every one of the seven appearances: one in AI Overviews, one in AI Mode, five in ChatGPT, none in Gemini. The other eighteen prompts score zero across every engine. That includes all five All-on-4 questions and all six implant questions, which is the highest-value work you do. And the irony is worth sitting with: the one question you win is about cost, and your cosmetic dentistry page does not state a price anywhere. The engines are assembling an answer about you from fragments. Give them something to quote and something to link to.

The All-on-4 vocabulary
Five All-on-4 prompts score zero against a page that never uses the phrase. Fix the words, fix the cluster.
Something to link to
Seven mentions, zero links. A page that answers the question completely is the page that gets cited.
Restructure the 20 existing answers so an answer engine can lift them cleanly
Answer the 11 implant and All-on-4 questions in your prompt list directly, on the pages that own them

Re-run the same 19 prompts every month and report the movement, including the links column
◆ Being straight with you about two things

FAQ rich results are gone, and “near me” is mostly proximity.

Plenty of proposals still promise FAQ rich snippets in Google search results. Google deprecated that feature, so we are not selling you FAQ markup for rich results, because there are none to win. What structured question content still does, and does well, is make your material parseable by AI assistants and by Google’s own generated answers, and give every treatment page a clear machine-readable identity. Separately: your two “near me” terms are both outside the top 100 and we will not promise to fix that with pages. Those results are decided largely by how close the searcher is standing to you, which no amount of content changes. What moves it is the Google Business Profile, reviews and local signals, which is pillar three.

06 · The Plan

Sequenced so the cheap wins come first

No black box and no six-month discovery phase. The All-on-4 rewrite and the FAQ and schema work ship inside the first month, because they cost the least and move the most.

01
Discovery and technical audit Weeks 1 to 2
Full crawl, Search Console, Analytics and Google Business Profile access, a term to page map built off the 93 tracked terms and the 19 AI prompts, and confirmation of which URLs hold authority so the 23 existing top tens, and the Invisalign page above all, are protected before anything is touched.
02
The All-on-4 rewrite Weeks 2 to 3
The page rebuilt around the phrase patients search, with All-In-X kept as your name for the technique. Eleven unranked terms and five zero-scoring AI prompts turn on this single page, which is why it ships first.
03
FAQ restructure and schema Weeks 2 to 4
The 20 accordion answers lifted into real headings, questions re-worded to match the prompt list, the home page FAQ pattern copied onto the treatment pages, and FAQPage, Service and MedicalProcedure schema deployed across the site rather than on one page.
04
Cosmetic and implant depth Weeks 4 to 8
The cosmetic cluster is 34 terms with three top tens and the implant cluster has nine unranked. Both pages get the treatment the Invisalign page already has, drafted by us and signed off by you before publication.
05
The suburb layer Month 2 onward
Carlingford first, because you already rank #4 and #5 there from a page that never mentions it, then Eastwood, Beecroft, North Rocks and Marsfield. Built in priority order alongside the Google Business Profile work.
06
Report and adjust Every month
The same 93 terms and 19 prompts reported every month against this baseline, plus the new terms as pages go live, with the page each term is ranking on and the links column tracked separately from mentions. One plain English report and a call.

The bottom line. $2,450 + GST a month, which is $2,695 once GST is added. The Month 1 build is inside that figure, so there is nothing extra to pay to start. No ad spend is quoted or recommended in this proposal, so the retainer is the entire cost of the programme.

All fees are quoted in Australian Dollars and are exclusive of GST. The monthly retainer is $2,450 + GST, invoiced monthly from the start date and covering the Month 1 build as well as the ongoing work. There is no one-off setup fee on this engagement. No advertising spend is included, quoted or recommended in this scope. Rankings, AI visibility and traffic outcomes are objectives based on the current baselines in sections 02 and 05 and are not guarantees; the ranking report this proposal is built on contains no search volume data and no forecast is made from it. All content describing treatments, materials or pricing is provided to Epping Family Dental for review and is published only on your approval. This proposal is valid for 30 days from issue.

FAQs

Questions you might have

We already rank #1 for a lot of things. Why do we need this?

Because you rank #1 for a lot of things in one suburb, and for two searches across the eleven suburbs next to you. Forty-two of your forty-five Epping terms rank. Two of your forty suburb terms do. Carlingford, Beecroft and Eastwood are closer to your chair than parts of Epping are. The work here is not fixing what is broken, it is opening a catchment you have never competed in.

Is the All-In-X naming really costing us rankings?

It is costing you the eleven All-on-4 terms that do not rank, and probably some of the seven that do. Google is currently working out what the page is about from context rather than from the page telling it, which is why it ranks #3 and #4 in Epping and nowhere for the Sydney or suburb variations. To be clear, we are not asking you to drop All-In-X. It is a legitimate name for the technique and it should stay. It just needs to sit alongside the phrase patients type into Google, in the title, the H1 and the body.

Will lifting the FAQs out of the accordions risk the rankings we have?

No. We are changing how the questions are marked up, not deleting the answers, and the accordion behaviour can stay exactly as it is for patients. Protecting the twenty-three existing top tens, and the Invisalign page in particular, is an explicit part of the week one to two audit, which is why that step comes before anything is touched.

Our Invisalign page is already perfect. Why touch it?

It is the best page on the site and we would touch it last, not first. Thirteen rankings and thirteen top tens is not something to experiment with. What it is missing is question headings: three good answers sit in toggles where no answer engine can read them. That change adds without subtracting, and the page is the template we will build every suburb page from.

We are not comfortable publishing prices. Is that a dealbreaker?

Not a dealbreaker, and you are already doing it better than most. Your All-on-4 page quotes $24,000 per arch for a Prettau zirconia bridge, which is exactly the kind of figure an answer engine will pick up. What is missing is a starting-from range on implants, Invisalign and cosmetic dentistry. It matters here because the single AI prompt you do win is a cost question, and your cosmetic page has no price on it at all. Our recommendation is a clearly worded range rather than a fixed price.

Seven AI mentions and no links. Can that actually be changed?

It is the more encouraging of the two possible problems to have, because being mentioned means the engines already consider you relevant to Epping cosmetic dentistry. Links tend to follow when a single page answers the question completely rather than the engine assembling something from fragments across your site. We cannot guarantee it and we will not, but the work is the same work as pillar one, so it costs nothing extra to pursue.

Can we realistically rank for the neighbouring suburbs?

For the page-based terms, yes, and the evidence is already in your report: you rank #4 and #5 in Carlingford off a page that never mentions Carlingford. Give those searches a real page and the position improves. For the two near-me terms, no, and anyone who tells you otherwise is selling something. Those results are decided largely by how close the searcher is standing to you.

You are not promising a ranking. Why not?

Because nobody can, and because the report this proposal is built on carries no search volume data. It tells us where you rank, not how many people search. We will not put a traffic forecast in front of you that we cannot support. What we will commit to is the work, and the same 93 terms and 19 prompts reported every month against the baselines in sections 02 and 05.

How long before we see movement?

The All-on-4 terms should move first, because the page already has authority and is only missing the vocabulary. The AI visibility number is next, since that work ships in weeks two to four. Brand new suburb pages are slower: expect first visible movement in months two to four and compounding after that. We report monthly either way, including when a month is flat.

Is there a setup fee, and what are we locked into?

No setup fee. The Month 1 build is included in the $2,450 + GST monthly retainer. The retainer runs month to month, and the pages, content and schema are yours and stay on your domain whatever happens after that.

What do you need from us to start?

Google Search Console, Google Analytics and Google Business Profile access, a login that can edit the website, and one named person for clinical content sign-off. That is the whole list.
